A year of this, next to referral fees

$46,764

A full year of the monthly plan costs about what 8 referral move-ins cost at the Texas or Florida median. NEED: counsel look at the yearly comparison wording

In 2024, A Place for Mom's own website said a community pays the first month's rent and care when a referred family moves in (U.S. Senate Special Committee on Aging, June 2024). A median month of assisted living is $5,666 in Texas and $5,610 in Florida (CareScout, 2025). By our arithmetic, $46,764 is 8.25 Texas months or 8.34 Florida months. The rebuild is separate.

Your number: referral move-ins last year × your monthly rate.

No one can promise move-ins. Every family who finds you directly is one fee you keep.

Yours to keep

What you build here is yours: your site, domain, Google Business Profile, reviews and listings, and every photo, video and page we make for you. If you ever leave, all of it goes with you, logins and files included, within 14 days.

Terms, in plain words

  • One flat price per community, not a fee per move-in.
  • 6-month minimum, then month to month. To leave, give 30 days' notice.
  • The rebuild is billed half at signing and half at launch. Monthly billing starts at launch.
  • Built for owners of 1 to 10 communities, and the people who fill their rooms.
  • Your proposal carries the full agreement, before you sign anything.

Questions

What does one community cost?

$3,897 a month, with a 6-month minimum, then month to month. The rebuild is $12,000 to $18,000, one time, fixed after a 30-minute call. The first year comes to $58,764 to $64,764. Social media, at $950 a month, and video are optional.

What about more than one community?

The first community is $3,897 a month and each additional one is $2,197. Two communities come to $6,094 a month, and three to $8,291. Each community gets its own site and its own Google profile work. The rebuild for each additional community is $12,000 to $18,000, fixed after your call.

What's in the rebuild, and what's in the monthly price?

The rebuild is the new site: your price, care levels, payment options and a tour form that works, with memory care on its own page where you're licensed for it. The monthly price keeps it working for you: site upkeep, local search, AI-answer work, your Google Business Profile, reviews and listings, and a proof report every month.

We use A Place for Mom. Does this replace it?

No. Keep A Place for Mom for as long as it helps fill your rooms, and your agreement with it stays as it is. What we build is the part that belongs to you: your website, your Google profile, your reviews and the facts a family finds when they look you up. How much you lean on any referral service, now or later, is your call, and each month you'll have your own numbers to make it with. Every family who finds you directly is one fee you keep.

Will this bring us move-ins?

No one can promise move-ins. What we commit to is the work. Your price, care levels and tour times go where families and search answers can find them. Your Google profile stays complete, and you get a report every month on what families see. Tours and follow-up stay with your team, where they belong.

Can you promise AI answers will name us?

No one honestly can. The companies behind search and AI answers decide what they show, and it changes. What we control is what you publish: your real price, care levels and tour times, on your own site and Google profile. Answers repeat what's published, so that's where the work goes, and your monthly report shows what search answers say about your community. No study we know of measures how many families choose a community through an AI answer. Reach is measured: Alphabet reported in July 2025 that Google's AI Overviews had reached more than 2 billion monthly users.

Is there a long contract?

Six months, then month to month.

What happens after 6 months?

You go month to month. The monthly price stays the same. Stay as long as it earns its place. If you leave, everything we built for you goes with you.

Do I own everything if I leave?

Yes. Your site, domain, Google Business Profile, reviews, listings, and every photo, video and page we made are yours. We hand over the logins and files within 14 days.

We have an agency. What's different?

Keep them if they're working for you. The free proof report shows what families and search answers show about your community today, so you can set it beside what your agency reports. Every price and term for our work is on this page.

How soon is the new site live?

About 2 to 3 weeks after your 30-minute call, once we have your prices and photos.

What do I need to do?

Start with a 30-minute call. Then send your current rates and care levels, access to your domain and Google profile, and photos (or pick a time for us to take them), and say yes to each page before it goes live. Inquiries from your site go straight to your team.

Why does the rebuild cost what it does?

It's a new site for each community, built around what families need before they call: what it costs, which care fits, how to pay and how to visit. The figure within $12,000 to $18,000 depends on the number of care types and pages, and it's fixed after a 30-minute call.

What's in social media and video?

Social media, $950 a month per community: posts to Facebook, YouTube and your Google profile, with short videos cut from footage we shoot. Social media follows the same terms as the plan: a 6-month minimum, then month to month. The video launch pack, $4,500 to $7,500 per community, one time, covers a community walkthrough, a cost explainer, a director intro and short clips. The video refresh, $750 a month, is one shoot a quarter. Travel outside Texas and Florida is extra. Social media and video are optional add-ons.

Where do the referral-fee numbers come from?

A Place for Mom's own website said in 2024 that a community pays the first month's rent and care when a referred family moves in (U.S. Senate Special Committee on Aging, June 2024). A median month of assisted living is $5,666 in Texas and $5,610 in Florida (CareScout Cost of Care Survey, 2025). About $5,666 per Texas move-in, and a year of our monthly plan equalling about 8 of them, are our arithmetic from those numbers. For your own number, multiply your referral move-ins last year by your monthly rate.
